Lease Terms & Renting
We offer flexible lease terms ranging from 7 to 15 months, based on availability.
Applicants must earn a combined household income of 3x the monthly rent.
Proof may include:
2–3 most recent pay statements
Employment offer letter
Prior year tax return
Bank statements
Third-party verification
Additional documentation may be requested based on screening results.
Application Fee: $65 per screened applicant
Administrative Fee: $200
PEP Discount: $157.50 (½ off application + admin credited at move-in when full fees paid upfront)
Deposit amounts vary based on credit screening results:
Standard Approval: $300
Mid-Level Conditional: $600
Low-Level Conditional: One full month’s rent
Yes. A $13/month liability policy through River Oak Risk/Captiva is required.
Yes! We are a 100% smoke-free community. Smoking is prohibited anywhere on the property.
Pets
Absolutely! We welcome both cats and dogs.
Max Pets: 2 per apartment
Weight Limit: Up to 75 lbs
Breed Restrictions: Certain aggressive breeds restricted
Pet Fees:
For 1 Pet: $350 (one-time)*
For 2 Pets: $500 (one-time)*
Pet Rent:
1 Dog/Cat: $20/month
2 Dog/Cat: $40/month
Pet Waste Fine: $300 per occurrence
Unregistered Pet Finder’s Fee: $200
*Breed restrictions apply. All pet-related charges are in addition to base rent and billed separately. All pet fees are one-time, nonrefundable charges and are considered fees, not deposits. Please contact the leasing office for further detail.
Maintenance & Repairs
Maintenance requests can be submitted through the Resident Portal or by contacting the leasing office.
Yes. Emergency maintenance is available 24/7.
For after-hours emergencies, call the office number and follow the emergency prompt.

Yes—standard maintenance services are provided at no cost to residents.
Payments, Rent & Fees
Rent is due on the 1st of each month, including holidays.
Late fees begin on the 6th.

Via ACH or credit/debit card
Yes—our Resident Portal is available 24/7.
Guests & Occupancy
- Up to 2 guests per resident in amenity areas
- Guests must remain with the resident at all times
- Overnight guests may stay a maximum of 7 consecutive days or 14 days per month without written approval
Yes. Any children residing in the home must be listed as minor occupants even if visiting seasonally.
Parking, Garages & Storage
